MEMORIAL THICKET PROPERTY APPRAISALS

As part of the property appraisal, HCAD assigns  separate  values to the land and to the improvement (house).   Within each neighborhood, land values tend to be function lot size.   The values may  vary considerably between neighborhoods.  


 The following graph shows lot values plotted against lot size for the MT lots in the HISD group.

Values that fall to the left of the trend lines on each graph are properties for which the homeowner has convinced HCAD of some limitations on the usefulness of part of the lot.

NEW HISD HOUSES VALUATION

The following graph shows market values for improvements (houses) plotted against square footages of the homes for each neighborhood.  These values were obtained by subtracting HCAD's lot valuation from the market value of the property. Pink blips in the graphs are  sales prices of  neighborhood homes which have sold in the past year.
